Is the Bryan-College Station housing market slowing down?

Not exactly.

What we're seeing is a market that's becoming more balanced.

Brazos County now has 5.4 months of inventory, giving buyers more options than they've had in several years. At the same time, well-priced homes are still selling and sellers are continuing to achieve strong results.

My biggest takeaway from the May market data:

📈 More inventory doesn't mean buyers have all the power.
🏡 Sellers can still be successful with the right pricing and strategy.
⚖️ The market is moving toward balance rather than extremes.

If you're thinking about buying, selling, investing, or helping an Aggie student find housing, understanding what these numbers actually mean is more important than the numbers themselves.

I break down the latest Brazos County market trends in the blog.

Remember, the 3% mortgage rates we saw in 2020-2021 were the exception, not the rule.

For most of modern history, buyers purchased homes with rates much higher than what we see today. The right home, the right payment, and the right timing for your life matter more than chasing the perfect rate.

And if rates come down later? Refinancing is always an option.

Don’t let today’s rate keep you from tomorrow’s plans.

Most homeowners focus on price when selling.

But one of the biggest factors behind price is actually exposure.

The more qualified buyers who see a home:
• the more interest it can generate
• the more feedback sellers receive
• the more opportunity there is for strong offers

That’s why marketing strategy matters.

Not all homes are marketed the same way, and most sellers never realize the difference until someone explains it.

If you're touring homes around Bryan-College Station, it's easy to get distracted by the things that are easiest to see: paint colors, countertops, and furniture placement.

But some of the most important details are the ones buyers often overlook.

These are a few simple things I encourage buyers to check during a showing before deciding whether to move forward with a home.

Housing affordability has become one of the biggest challenges facing buyers across the country, and lawmakers are debating a major housing bill that could influence how homes are built, developed, and financed in the future.

The proposed 21st Century ROAD to Housing Act focuses on increasing housing supply, reducing development barriers, and expanding opportunities for homeownership. Supporters believe it could help address long-term affordability concerns. Critics worry about possible unintended effects on rental housing and investment activity.

What caught my attention is how closely this conversation connects to growth right here in Bryan-College Station.

As our area continues to grow, housing inventory, new construction, workforce housing, and affordability will remain important topics for buyers, sellers, investors, and Aggie families alike.

I broke down what the bill is, the potential pros and cons, and what it could mean for housing in Bryan-College Station.

Do you think the biggest housing challenge today is affordability, inventory, interest rates, or something else?
