One of the biggest myths in lending is that one collection account automatically disqualifies you from buying a home.
That’s simply not true.
I recently closed a VA loan for a buyer with a $2,200 medical collection. Approved. Competitive rate. Closed successfully.
Here’s what actually matters:
✅ Is the collection paid or in a settlement agreement?
✅ How old is the collection?
✅ Was it medical debt or revolving debt?
✅ Is there documentation explaining the situation?
✅ Are there multiple recent collections with no explanation?
Medical collections are often treated differently than credit card collections — especially with VA and FHA financing.
And sometimes the issue isn’t even valid. I’ve seen inaccurate collections disputed, corrected, and removed entirely.
The mistake most buyers make is assuming they can’t qualify and never having the conversation.
If you’ve had collections, late payments, or credit issues in the past, that does NOT automatically mean homeownership is off the table.
