🏡 North Texas Market Update

Mortgage rates are nearing 7% again, adding more pressure to affordability as our local housing market continues to slow.

Here’s what we’re seeing:

📈 Average 30-year mortgage rate: 6.95%
🏠 North Texas home sales: Down 5% year over year
💰 Median sales price: Holding steady at $390,000
📅 Average days on market: 58 days
🔑 Available inventory: 4.3 months

What does this mean?

Buyers have more homes to choose from, but higher rates may reduce their purchasing power. Sellers can still succeed, but accurate pricing, strong presentation and understanding the competition are more important than ever. Concessions may also play a larger role in negotiations this fall.

The market hasn’t stopped—it simply requires a more thoughtful strategy.

Southlake & Tarrant County market update! 📉

Active listings across Tarrant County dropped 7.4% year-over-year in August, signaling a tighter inventory for buyers. The DFW metroplex as a whole ended August with 34,191 active listings—down 5.7% from last year and a decrease from July’s numbers.

What’s driving these shifts? While mortgage rates and affordability make the headlines, remember: misconceptions about credit, down payments, and rates may be holding some buyers back. The supply of homes is becoming more balanced—especially in higher price points—but entry-level homes remain in high demand.
