I have this conversation frequently, and I completely understand why homeowners ask.
After all, if a website says your home is worth more, that's great news, right?
Well... maybe. π
Here's the reality β¬οΈ
π What I'm seeing in today's market:
β’ Online estimates don't walk through your home
β’ They don't know your updates
β’ They don't know your condition
β’ They don't know what buyers are actually saying during showings
β’ They don't know your competition
And that's important because...
π Real estate isn't just math.
It's also condition, location, presentation, buyer demand, and timing.

Online estimates can be a starting point.
But they shouldn't be the pricing strategy.
Because buyers aren't making offers based on a Zestimate.
They're making offers based on:

β What they perceive as value
β How your home compares to the competition

Don't assume an online value automatically reflects market value.
The market decides value.
Not an algorithm.
