How do home appraisals actually work?

An appraisal is an unbiased, professional estimate of your home's market value and is done by a licensed appraiser before your lender approves the mortgage. They compare your home to similar recently sold properties nearby ("comps"), then factor in condition, location, size, and upgrades.

If the appraisal comes in lower than the contract price, don't panic; buyers can renegotiate, bring extra funds to closing, or dispute the appraisal.
