First and foremost, CONGRATULATIONS to my seller who is moving onward and upward in her life and is back to an area where she feels like it's home again. Congratulations Kim!

Secondly, today will go down as being one of the top 10 most stressful days this year.

The best part of my day was connecting with my beautiful photographer and friend, Cindy Valade, at an incredible upcoming listing. But today consisted of ensuring Kim's property made it across the finish line, and I can assure you that was no small feat to get there over the last 45 days with more bumps in the road than Colorado has potholes...that's a lot, LOL!
My day also consisted of what was a truly insane amount of back and forth communication between my seller and a buyer's agent on another transaction to try and meet the deadline for what is known as Inspection Resolution. If I mentioned how many texts, emails and phone calls I fielded today, it wouldn't even seem probable.

One of my other sellers even encouraged me to have 10 glasses of w**e tonight (too bad I'm allergic) and she expressed her concern for my mental health given everything that occurred today just with her one transaction, and I have multiples right now. Is it any wonder why only 20% of agents are still in the business after only stepping foot into the industry for 2 years? Or that real estate ranks as one of the top ten most stressful careers? If your Realtor is busting their hump, please show them your appreciation. They will be ever so grateful.

Well, after a 14-hour day yesterday and so far a 13-hour day today and still counting, I am happy to say CONGRATULATIONS to both my buyer, Cindy, who closed on a truly incredibly property in Denver as well as congratulatory wishes to my seller, Karen, who went under contract today on her home in Parker. To be able to post this pending sale, it took nearly a full week of back-and-forth negotiations. Make sure you have a REALTOR® who will be a constant, effective communicator or else in this market, your home will be left sitting. My Arizona buyers thought they were only here to just begin their search for their Colorado home and to return in the spring next year to really intensify their search, but how can you say no to the near-perfect home that backs to open space and has incredible mountain views???

Make sure you have a REALTOR® who is going to get you in for that second showing, and professionally guide you to beat out the other offer you're competing against so you can hear those beautiful words, "CONGRATULATIONS! YOU'RE UNDER CONTRACT ON YOUR COLORADO FOREVER HOME!"

It was an honor to be out showing properties with my buyers on Thursday and then back out meeting with them today. On Thursday, I was able to schedule in a stop at a beautiful park where their beloved dog, Odie, was able to get out some pent-up energy. Today, I made sure I packed up my laptop just in case they decided after the second showing to submit an offer and low and behold, they did. We were up against a very tight deadline, so I ran to a coffee shop to write up the winning offer and then met them at the lobby of their hotel to review the offer to ensure they felt comfortable moving forward.

After that, it was off to water some plants at one of my listings where my sellers are out of town and then next to another future listing to pound a "coming soon" sign in the ground.

Some days in this industry, you have to turn on a dime to ensure you're going to do everything in your power to be able to give your clients the best of news. Days like this and clients like this make the stress completely worth it.

Thank you for allowing me to serve you throughout this process. I can't wait to see what you do with the place, and I know you will create some wonderful memories there!

This one wasn't without its challenges given the seller decided to hire a company that is not a full-service real estate agency to represent them, so I got to do a large majority of the work a true listing agent would have normally done in representing the seller. Cheaper certainly isn't always better, and in the long run, it certainly also isn't always cheaper.
