I have been seeing lots of sellers act proactively when it comes to getting their homes ready for the market… Here’s a timeline tip for you:

🔥 If you need your home to be sold by November or December, you don’t need to wait until October to get in on the market.

⏰ We are listing homes in early August that need to be sold by November.

🏡 While every home is different, our local Colorado Springs market can sometimes be unpredictable and vary in experience from home to home.

📆 Homes take 30-45 days to close AFTER we’ve found a buyer (in most cases). With a November 1 close date in mind, you need to be under contract by early October at the latest.

🍂 If you’re eyeing Fall 2026 as a target “i’m out of my own & it is no longer mine” timeframe, the time to get prepped is today.

After meeting with 14 different families this month, we are certain that planning in advance will make all of the difference. Next week, we have 4 appointments with homeowners who are planning advance! 🏡✅

Not one, but two amazing families have found their new slice of home.

1️⃣ A wonderful family ready to grow new roots in Maryland! I was able to connect them with an expert agent in VA Home Loans!! The perfect match brought a strong connection and a winning offer on their dream home. 🙌

2️⃣ A referral to list and sell a family plot of land. The family felt it was time to let go of their land in Colorado. With everyone agreeing on my pricing strategy we were under contract in five days and are set to close next week!
