Correct me if I’m wrong, but sellers in 2022 want — and deserve — top dollar for their homes. A sure-fire way to keep that from happening? Sell with an instant offer company.

Yeah, it’s convenient and predictable, but those perks come at a cost. And I'm not talking nickels and dimes. Why? An offer from one of these companies will almost always be below market value — as much as 11% less than if working with an agent.

Instead of an instant cash offer, link up with an agent who will simplify the process, look out for your best interest, and execute a plan to sell your home for top dollar. You’ve worked hard to be where you are — don’t walk away from the profit that’s rightfully yours!

It’s true. Buying a home is a life-changing decision — and one no one should take lightly. If you’re thinking of buying in 2022, my advice is to gather as much info as you can from friends, family members, and industry experts like me!

At the top of the list to learn? The pros and cons of renting vs. buying.

PROS AND CONS OF BUYING

Pros: Build equity, fixed monthly payment, tax benefits, can remodel and customize, stability
Cons: Hefty down payment, upkeep and maintenance costs, property taxes, HOA fees, not easy to move

PROS AND CONS OF RENTING

Pros: Upkeep and maintenance costs covered, no property taxes, avoid market fluctuations, easy to move
Cons: Won’t build equity, rent may increase, no tax benefits, can't remodel or customize, pets may not be allowed (sniff, sniff).

If you’re still not sure whether you should rent or buy, DM me and let’s discuss your options to find the right solution for you. That's why I'm here!

Fixer-uppers are NOT for the faint of heart!⁣

Before pouring your hard-earned cash into a fixer-upper, ask yourself:⁣

- Do you have the patience of a saint? Labor shortages and supply chain issues are causing even minor home repairs to drag on and on. Patience, flexibility, and time to wait best be your best friends.⁣
- Do you have the time and capacity? Taking on a fixer-upper is incredibly exciting, but it can also be all-consuming. Ask those who know you best their thoughts about your potential new project.⁣
- Is the price right? All that fixing is gonna take cash. Talk with your realtor and a trusted lender to set right expectations about what you can afford.⁣
- Where will you live during renovations? With a move-in ready, you just, well, move in. A fixer-upper, not so much. To make it work, you’ll need a place to crash or fork out for a rental.⁣
- Is your partner on board? Fixing up a home tests every relationship to its core. If you and your partner aren’t on the same page, something move-in ready will be most harmonious for the home front.⁣

Have you bought and survived a fixer-upper? What’s your best “been there, done that” tip for buyers? Share it in the comments below.

DID YOU KNOW?⁣

“90% of all millionaires become so through owning real estate.”⁣

-Andrew Carnegie⁣

So, why is investing in real estate so great? Here are 5 reasons:⁣

1) Passive cash flow.⁣
2) Asset appreciation.⁣
3) Tax benefits.⁣
4) Leverage.⁣
5) Growing equity⁣

No matter where you find yourself in life, it’s never too early or too late to begin investing in real estate, even if you only have a few hundred dollars to start with. ⁣

If you're considering whether it's time to stop renting and purchase a home, I want you to keep in mind that the interest rate on renting is 100%.⁣

However, renting has its perks. No maintenance costs, no down payment, flexibility to move, no concern about property value. But the truth is your monthly rent payment is just like paying 100% interest month after month after month. ⁣

You see, when you toss the financial jargon, interest, at its simplest, is the fee you pay to live in your home. When you rent, that’s what you’re doing. You’re paying a fee month after month, gaining nothing other than a roof over your head.⁣

When you buy, yes, you’re paying a fee (your mortgage) month after month, but you’re gaining SO much more than just a place to call home. You get:⁣

- An appreciating investment (existing-home sale prices rose 14.6% in 2021!)⁣
- Increasing equity (every month, the bank owns less of your home, and you own more!)⁣
- Predictable housing costs (a fixed-rate mortgage will never change)⁣
- Advantages come tax time⁣
- Freedom to personalize however you choose⁣

In almost every situation, it pays to buy vs. rent. Want to talk more and run the numbers? Let’s do it! Leave a comment or send me a DM, and I'll be in touch.

Happy Closing Day to this incredibly patient client!! He said he wanted land and we sure got him some - 10 acres to be exact. We had been viewing homes on a weekly basis for nearly 5 months before snagging this amazing property in Penrose! Privacy, acreage, horse property, chicken coop and then some! So so happy we were able to make it happen for him.

Curious if now is the right time to buy or want to talk more about what this changing market looks like for you, your home or your investments? Reach out and I’d be happy to discuss!
