A competitive housing market remains consistent in this month's market update. ✔️

With roughly two weeks of inventory, you can see home prices on the rise. Month-over-month appreciation for attached homes had a 7% increase and detached homes saw a 4.3% increase. ⬆️

This difference in appreciation is primarily due to detached home prices that hit an average price of nearly $700,000 in April, making attached home prices more appealing to buyers. With year-over-year appreciation hitting nearly 25%, and life as we once knew it making a come back, only time will tell what this summer has in store for real estate! 🤔

We keep getting asked, will there be a 2021 housing crash?

The short answer is, no! Thanks to our girl, Nicole Rueth, at The Rueth Team she explains why:

"While there is an ebb and flow to the value of real estate, there isn't going to be a massive shift in property values as there was in '08. Why? Because times have changed, more people are buying than ever before and interest rates are low. But most importantly because Americans now have over twice as much equity in their homes. Which, long story short, means over 97% of people could still sell their homes and make a profit."
