Here's some stats for the 2026 calendar year in our market so far. Most homes sold YTD were in the 500k-599k price point, with us having more sales this year than this time last year across the board! Average days on market are over 2 months in all categories. If you're looking to sell your home, plan accordingly!

My general tips when listing:
🏠 Get professional photos, they're worth every penny. Your iPhone is NOT going to cut it.
🏠 Have as open of a showing schedule as possible. A 1-hour showing notice is acceptable. A 24-hour notice is not. Buyers will just go look at the house down the street instead.
🏠 Show pride of ownership. Buyers have choices and won't go for something that doesn't look appreciated. Do everything you can to make sure the house shows well!
🏠 Do the updates! Buyers in today's market are buying at high prices and high interest rates. They don't have the time or the budget to do the updates.
🏠 Be ready to correct your price! If you're not getting enough traffic, it could be that your home is overpriced for the market.

My wonderful friends and clients did everything right, and we were able to get this under contract in 11 days! This transaction was overall very smooth, which was critical as we were under contract on their next home as well. Passenger rail along the Front Range could head to the ballot in 2026.

If approved, Colorado Springs could see a station in the works before 2031, likely near America the Beautiful Park and the U.S. Olympic & Paralympic Museum.

“We have a plan that we think is viable, and we’ll actually be able to get things started,” said John Putnam, chair of the Front Range Passenger Rail District Board.
