Listen, I love Zillow for scrolling through houses I have absolutely no intention of buying just as much as the next person đ BUT when it comes to determining what your home is actually worth, a Zestimate isnât the same thing as a professional market analysis.
Zillow is working with an algorithm and available data. It doesnât walk through your house. It doesnât know that you remodeled the kitchen, replaced the roof, or that your neighborâs house hasnât been updated since 1997. It also canât fully account for things like condition, upgrades, location within the neighborhood, buyer demand, or whatâs happening in our local market RIGHT NOW.
Thatâs where a real estate professional comes in. (Insert my expertise here đ)
I look at comparable sales, current competition, your homeâs specific features and condition, neighborhood trends, and what buyers are actually willing to pay â then use all of that to help determine a realistic market value.
So use Zillow to browse. Use the Zestimate as a starting point. But when youâre actually thinking about selling? Cal someone who knows the market, not just the algorithm. To make it even easier call me đ 719-659-4466
