The other day I posted about the importance of understanding micro markets and the very next day a realtor friend in another made a post that had this statement in it...
...Just a few months ago, we could barely sell good homes to save our lives. Now we’re back in multiple-offer territory in some pockets...

It's taken out of context relative to what they were talking about (the importance of being very intentional an calculated with your offers when competition is high) but it does not change the meaning of the statement - there are small areas or micro markets that don't necessarily follow the trends of the larger market

However, what's most important for your sale or purchase is what is happening in your immediate area, the neighborhood, sub division, hillside etc.- your micro market. Clever way to learn how long they've lived here & what they love about the neighborhood.

This question can truly save you thousands.

Understanding their urgency helps us write a strong offer and negotiate with their dates in mind.
