Property Management is becoming way more complicated in Colorado. Irregardless of what the terms of the lease provide, the Tenant has a full seven days grace period to pay their rent. Landlords must provide a minimum of 90 days notice if their intention is not to renew the lease. To make this provision more complicated, the notice not to renew must be for one of the three following reasons:
1) The Owner/Landlord or a family member will be moving into the property.
2) The Owner/Landlord is selling the property.
3) The Owner/Landlord will be persorming substantial renovation to the property. (this must be way more than painting and floor coverings.)

If the Owner/Landlord states one of these three reasons for not renewing the lease and then does not in fact follow through, they must have the house be vacant for 90 days. "WOW"

I am totally cool with providing the Tenant with a minimum of 90 days written notice of non renewal of the lease. In fact the law makers in Denver should have included the requirement to provide a minimum of 90 days written notice in the event the Oner/Landlord intends to increase the rent.

Late fees are capped at 5% of the monthly rent of $50.00 whichever is more.
Notice for nonpayment for rent AKA "The Demand" has been worked over as well.

The person posting the notice for non payment of rent must now attempt to achieve personal service instead of just posting the "Demand" on the front door.

The follow through process along the path to eviction has been made more difficult. Especially if the Tenant is receiving a rent subsity or Social Security Disbility.

The application process has also changed significantly.
More on this in a later post. So something for you to look forward to :)

Property Management has become much more challenging. And the need for competant Property Management services are more in demand than ever.

Property Owners will do well to fully investigate Property Management Companies and to visit their offices, (if they have an office). Good Property Managers truly care about providing good quality service consistantly to both Owners and Tenants.

Communication and swift action are two of the many qualities Owners need to be looking for.

When You Move Into Your New Rental Home
There is always so much to do when you move into a new home. You are busy getting the utilities, internet, cable, and trash all set up. Changing your mailing address, notifying the DMV of your new address as well as notifying your bank and credit card companies, ETC. The point is that you are SUPER BUSY as you have much to do and need to get it done in short order. OK, please do not fail to accurately document the condition of the property that you are moving into BEFORE you move in. I like taking a video because you can speak into the video as you are moving through the property. First, make a thorough walkthrough of the property to include the outside as well as the inside. Open up all cabinets, closets, appliance doors. Check the operation of the appliances. Open all of the windows, check the operation of any window blinds. Flush all toilets and turn on each faucet to include bathtubs and showers. After you have had a good look through the property go outside and get ready to start your video. State the month,day and year and the property address then zoom in on the address. Continue making comments as you make your continuous video. State the good things like, "these windows are really clean", that will add creditibility to your video as you are noticing the good along with the bad. Be sure to capture one or more of your friends or neighbors in your video. That clearly puts that person at the property at the time your video was taken. That person or those persons can be great wittnesses as to the condition of the property at the time that you took occupancy. Yes this is a drill and takes time but it will, for sure, be very valuable to document the condition at time of move in. Be sure to do the very same thing on the day that you move out.
all you want is to be treated fairly. The condition at time of move in, is what it is. The condition at time of move out, is what it is. And you will have solid evidence with whitnesses who can attest that the videos you took were indeed fair representation of the condition of the property. Take the time to protect yourself.

licensees. One must have a valid Real Estate license in order to provide property management services
as an agent for others.
2) If you are dealing with an individual who is representing themself to be the owner of the property
you are interested in leasing you would be well advised to check the county property records to help
determine the recorded name of the actual property owner.
3) Do not be hesitant to request to see some I.D. to help verify the person you are dealing with is in fact the
owner of the property.
4) You may wish to approach a few of the neighbors who may be able to provide you with additional
information relative to the property as well as the property owner.

It may be well worth it to invest a little time and effort to perform some due diligence prior to releasing valuable personal information to someone.
