Every job and every position gives us opportunities to make a positive impact on other people.

And I think that should stay true whether you’re helping one person or 100. The number of people may change, but the responsibility to serve each person well doesn’t.

For me, I just happen to work in mortgages. 🏡 And when you’re helping someone navigate one of the biggest and often most stressful financial decisions of their life, I think there’s a pretty clear responsibility to use that position well.

That means educating people, being transparent about the tradeoffs, looking at the bigger financial picture, and helping someone make a decision that makes sense for them. Sometimes that means moving forward. Sometimes it means putting a plan together and waiting.

No pushy tactics. No selling FOMO. No overpromising. Just thoughtful guidance and a genuine effort to leave people better off than when the conversation started.

The MBS Highway National Housing Index continued its downward trend in September, falling from 27 in August to 22. The index has now declined for four consecutive months after reaching a seasonal high of 47 in May. Both buyer activity and home price direction weakened from the previous month.

A few economic reports helped create some downward movement in mortgage rates this week:

• The job market is showing some signs of cooling, with July payrolls declining and previous months revised lower.
• Inflation data was relatively friendly, with CPI easing slightly and wholesale inflation coming in below expectations.
• Housing remains slow, but home prices nationally are still showing modest appreciation.

Overall, the data gave mortgage rates a little relief this week. That’s helpful, but I still think the better approach is building a smart plan rather than trying to perfectly predict rates 📈.

• Peace talk headlines involving Iran continue creating volatility in oil prices and bond markets, which has kept mortgage rates moving around quite a bit.

• Inflation remains persistent enough that markets have significantly reduced expectations for Fed cuts in 2026.

• Fed meeting minutes showed policymakers are increasingly divided. Some still favor future cuts if the economy weakens, while others believe additional hikes could still happen if inflation stays elevated.

• Kevin Warsh officially became the new Fed Chair this week, and markets are still trying to determine what that could mean for future policy.

One important reminder:
Mortgage rates do NOT move directly with the Fed. Inflation, bond markets, oil prices, and global events can all significantly influence rates.

Real-world impact:
Even a 0.5% move in rates can change monthly payments by a few hundred dollars depending on price point. Small market moves can affect affordability more than many people expect.
