๐Ÿด Thinking about buying a horse property in Black Forest? You need to watch this first.

I know โ€” the pines are gorgeous, the lots feel private, and it looks like the perfect place to keep horses. But after working with buyers and owners in this area, I have seen the same costly surprises come up over and over again.

Here is what most listings will NOT tell you:

๐ŸŒฒ Those beautiful ponderosa pines? They steal nutrients from the soil and drop acidic needles that smother grass.

๐Ÿ’ง Many properties in Black Forest only have Household or Domestic well permits. Make sure you know the difference and how it affects your horse property.

๐Ÿ”ฅ The 2013 Black Forest Fire burned over 14,000 acres. Evacuating horses on narrow, tree-lined roads during a fast-moving wildfire is not a risk to take lightly โ€” and insurance in this area is becoming nearly impossible to find at a reasonable rate.

๐ŸŒพ And with lot sizes typically running 2.5 to 5 acres, the carrying capacity of the land simply cannot support grazing horses. There's a pretty good chance you'll be buying 100% of your hay, every single month, indefinitely.
