It can benefit any type of property and entice the right buyers. Not only does it make your listing photos more appealing, but it also allows buyers to easily picture themselves living in your home.

But here's the real kicker: staging can increase your home's value by 1-5%, according to a March 2023 report from NAR. 📈

And the best part? You don't need to spend a fortune on professional staging to see results.

I'm not one to do this, but I received the most terrible customer service and product from Pryor Floor. Below is a warning to my friends and clients to not use this company!

Scott, the owner of Pryor Floor, struggled to provide quality customer service. He is rude over the telephone and email. He is unwilling to come up with a middle ground when a customer gives valid feedback about the quality of Pryor Floors services.
I started the process to have my floors refinished in July 2022. Pryor Floors first available appointment was February 2, 2023. I scheduled my floors to be refinished on this date. The waiting period was long, but I waited because this company is “the best in Colorado Springs”.

After my floors were completed I was satisfied, because they really needed to be refinished, due to the previous homeowners neglect. When Scott’s team started my job, I immediately mailed my first payment. After they finished the job, I mailed my second payment. Once I was able to enter the home I noticed a lot of places on the floor were missing filler. I called Pryor Floor to discuss this and the owners response was, “this is normal”. At the time of my floors being refinished I had 2 contractors completing other projects for me. They both commented on the poor quality of work, without me mentioning it to them. At that point Pryor Floor had not cashed my second payment so I placed a hold on the check. THANK GOODNESS I DID! I do not believe Pryor Floor would have tried to make it right if I had not done this. After I did this Pryor Floor showed up unannounced to my home to finish the work. I work full-time and did not have the time to point out all of the issues. They were only able to fix a few small items. My desire was to not pay Pryor Floor the second payment because the job was not completed and was done poorly. From my point of view, Pryor Floor should be paid for labor and material to complete the job they did. Sadly, they didn’t complete the job as contracted. I will always pay or find a reasonable solution for a job that’s complete.

Scott and I have been emailing about a solution, because I do not feel confident in resolutions over the phone with this company. His solution is to place filler in hundreds of cracks after the fact. This is extremely inconvenient, because our furniture has to be moved for this to happen. I have spent many hours dealing with this company. I work full-time, have a 10 month old and have a life.

In the end I agreed to let Pryor fill the cracks with filler. This is not a great solution, because it does not have a coat on top of the filler to protect it, but honestly I was ready to move on and stop wasting time. The second payment has been mailed and I’m hoping to receive no more threats from Scott about sending me to collections.
I will never recommend this company to anyone and would highly encourage you to work with anyone, but Pryor Floor. People work hard for their money, and you should spend it wisely. Also, it’s important to be treated well by a company you plan to work with.

Side note, Pryor Floors website states they put plastic where they can to minimize the dust. This did not happen and the employees used extreme negligence in containing the dust at my home (example: left the bathroom door open the entire sanding process. You can only imagine the mess I had to clean up, which was unnecessary). If you need assistance with plastic to help minimize the cleanup time call Dust Barriers (Bill Spidel, 719-621-8588)

💵 Appraisal Challenges: Appraisals can be a tricky business. If the appraisal doesn't come back at the right value, it can derail your entire home-buying process.

Have you received your tax reassessment? If you think there are errors in how Tax Assessors see the value of your home, I'd be happy to help you navigate these assessments and what it means for you!

1️⃣ You should have received an updated notice of value from your county assessor in early May. To be clear, this is not a tax bill, that will come in January. This just shows the property values that your county assessor will use to calculate your tax bill

2️⃣ If the value is higher than you think it should be, you have the right to appeal.

3️⃣ You have until early June, 2023 to file your petition in both Boulder and Denver Counties. For questions about other Front Range counties, please let me know!

Gentle reminder today that curb appeal makes all the difference when selling your home.

You know the curb appeal trifecta: mulch, seasonal color, and a pressure-sprayed driveway. But you're gonna need to add these three if you want to level up your outdoor game:

💡 Illuminate walkways. Would-be buyers are sure to do a nighttime drive-by (trust me, they will). Ambient outdoor lighting will have them oohing and ahhing. (Quick tip: Solar lights make this a cinch.)
✨ Update porch lights. Replace crooked, outdated, or rusty porch lights with something fresh and modern. Your local home improvement store and a couple of hours are all you need.
🛋️ Add seating with outdoor throw pillows. Everyone dreams of a breezy afternoon in the yard, sipping a cold glass of lemonade. Add seating to give buyers an exact place to do just that.

What you need to know before buying (that no one ever tells you):⁠

1️⃣ Buy the house you can afford, not the maximum the mortgage lender thinks you can afford.⁠
2️⃣ Don’t dismiss school districts - even if you don’t have kids. Buying in a sought-after district will come in genius at resell.⁠
3️⃣ It’s okay if you don’t have a 20% down payment. Just talk with a reputable lender ASAP to see which loans are right for you. ⁠
4️⃣ Don’t be afraid to walk. Title issues, an overwhelming inspection, or a nagging hunch that won’t quit? You’re the buyer. You’re in charge. And you can walk at any point. ⁠
5️⃣ Buying is costlier than renting. You’ll be your own landlord now, so you’ve got to factor repair costs, utilities, and furniture into your budget. Another reason to revisit number one above. ⁠

Interest rates, simplified. ✅

An interest rate is the “price” a lender charges a borrower for a loan. Just like a pair of jeans at your favorite store, every loan has a price tag. That price tag is the interest rate. But instead of dollars and cents, the price of borrowing a sum of money is a percentage of the total amount borrowed.

Interest rates rise and fall daily based on loan type (rates are typically lower for shorter-term loans), what the Feds are doing (the U.S. central bank), and, yes, inflation.
