I had the privilege of helping a seller I’ve stayed in touch with for several years. She was an older homeowner living out of state, and the property had been used as a rental for many years. The home needed significant updates before it would be ready for the traditional market. Between the dated condition, needed electrical work, and the time, money, and energy required to prepare it for sale, we carefully explored every available option.

After discussing the pros and cons of each path, my seller decided that selling directly to an investor was the best fit for her goals. I reached out to my network and gathered multiple offers. While the first few didn’t quite meet her expectations, we stayed patient and continued negotiating until we secured a reasonable offer that also included the buyer/investor paying all of her closing costs.

Just when we thought we were headed to the closing table, another challenge surfaced. An old second mortgage had been sold and transferred so many times over the years that locating the current loan holder became a major obstacle (as it was never recorded). The process required a lot of teamwork, communication, and determination. She searched through old records - together, we contacted numerous mortgage companies, and followed every lead we could find.

After many phone calls and a lot of persistence, we discovered that the company holding the loan was one we had previously contacted and been told did not have it. Thankfully, we didn’t stop digging. Once we located the loan and worked through the title issues, we were finally able to move forward and close successfully.

This transaction is a reminder that real estate isn’t always about putting a home on the market and waiting for offers. Sometimes it’s about solving problems, navigating unexpected challenges, and helping clients find the path that works best for their circumstances.

I’m grateful for the trust my seller placed in me throughout this journey, and I’m thrilled we were able to achieve a successful outcome.
