• Prices are holding steady in the mid-$400s — not crashing, just correcting.
• Inventory is up over 20% — which means buyers have plenty of options.
• About 1 in 5 homes are adjusting price — strategy must matter more than ever.
• Homes are selling… just not in a weekend though. (think closer to a month+)

Our take?
This isn’t a “bad” market.

Lebowski’s Taproom Expanding to Second Colorado Springs Location

COLORADO SPRINGS, Colo. — Lebowski’s Taproom has announced plans to open a second location at 9633 Prominent Point, near Powers Boulevard and Briargate Parkway, bringing its community-driven restaurant and bar concept to the east side of Colorado Springs.

The expansion follows strong growth at the original location and increasing demand for the brand’s signature mix of Colorado sourced food, drinks, and interactive events.

“We’ve been incredibly fortunate with the response to Lebowski’s, and it became clear that there is a need for our concept on the east side of Colorado Springs,” owner Monica Kowalski said. “This new location allows us to expand the experience while staying true to what people love about us.”

The new location provides a significantly larger footprint, enabling expanded seating, enhanced kitchen capabilities, and more space for trivia nights, bingo, sports watch parties, and private events.

“This is Lebowski’s on a bigger canvas,” owner David Kowalski added. “We’re creating more ways for guests to engage while maintaining the same energy, quality, and hospitality.”

The new location is intended to serve as a neighborhood hub, fostering a strong sense of community in one of the city’s fastest-growing areas.

“At our core, we’re about bringing people together,” Monica said. “We’re excited to build that same sense of belonging on the east side.”
