🏡 The Colorado Springs real estate market is shifting. What does that mean for buyers and sellers?

August brought some noticeable changes: active listings climbed, homes took longer to sell, and closed sales dropped nearly 12% compared to last year. With inventory approaching six months, buyers are gaining more choices—and more negotiating power.

At the same time, home values have remained remarkably resilient, with the average sales price essentially flat year over year. For sellers, that means pricing and positioning your home correctly are becoming increasingly important as competition grows.
