So get this, a tenant budgeted $500 a month for operating costs. Then a year-end bill showed up for an extra $6,000. 🚩

Here’s why. CAM fees (common area maintenance) are what tenants pay toward shared costs like landscaping, snow removal, and parking lot repairs. Most leases charge an “estimated” amount monthly, then reconcile against actual costs at year-end.

One roof repair or repaved parking lot can spike that reconciliation bill way past what anyone budgeted for, and most tenants never see it coming.

The move: always ask for a CAM cap in your lease before you sign, a limit on how much your share can increase year over year.

A personal guarantee changes that. It means if your business can’t pay rent, closes, or defaults, the landlord can come after YOUR personal assets. Your savings, your car, sometimes even your house, depending on how it’s worded.

Landlords ask for this on newer businesses or first-time tenants because they want extra security. It’s common, but it’s negotiable more often than people realize. You can ask for a capped guarantee (limited to a few months of rent instead of the full term), a burn-off clause (it disappears after you’ve paid on time for a year or two), or in some cases, remove it entirely if you have strong financials.

Most people don’t even know to ask. They just sign where it says sign.

So get this, that building everyone drives past and wonders “why has that been empty for a year?” is bleeding money the whole time. 🚩

Even sitting vacant, the owner is still paying property taxes, insurance, utilities to keep the lights and heat on, and basic maintenance. On a mid-size retail space, that can easily be $3-5k a month with zero rent coming in to offset it.

So why don’t they just drop the price and fill it? Usually one of a few reasons: they’re holding out for a specific type of tenant, they’re mid-negotiation on something you can’t see, or they simply overpriced it and haven’t adjusted yet.

The math rarely makes sense on paper, an owner “saving” the space for the perfect tenant can lose more sitting empty than they would’ve made discounting the rent months ago.

Next time you see an empty storefront, it’s not doing “fine.” It’s costing someone real money every single day.
