What makes us different is our ability to completely tailor services to meet the needs of your business, not ours. Your individual Association is governed by a set of legal documents incorporated specific to your community or business park. Day to day business will be carried out based on your Board of Directors standards, expectations and goals. Jennifer offers 22 years knowledge and hands on experience in Real Estate Property Management to include on-site multi-family, complete portfolio and on-site Management of Owner's Associations to include condos, town homes, business owners and single family developments. In addition to the specific services you desire for your community we are pleased to offer the following, but by no means a complete listing of services to your association:

Communication-1st and Foremost
AMS will provide daily open email and phone communication with homeowners and Board Members as well as vendors, contractors, real estate and legal professionals.This exemplary service to your customers is paramount to your successfully managed association and will not be compromised. Meetings
AMS will provide complete planning, organization and participation in required Association Meetings and any other meetings determined by the Board of Directors. Financial
AMS will provide:
• Fiscal year Budget Preparation to include proper Capital Reserve Funding and Reserve Study
• Accounts Payable and Receivable
• Complete Monthly Financial Reporting to include: Balance Sheet, Bank Reconciliations, Cash Disbursement reports, Delinquency Reports and Budget Comparison.
• Profit and loss reports
• Tax returns
• Financial and forensic audits

Maintenance and Association Insurance Services
AMS will provide:
• All phases of contract maintenance from bid/proposal process to completion of project.
• Ongoing maintenance contracts, preventative programs
• Homeowner, tenant and Board service requests. As delegated by your governing documents; proper association General Property Liability, Workman's Compensation, Fidelity as well as Directors and Officers insurance policies will be contracted, negotiated and maintained. Covenant Control
AMS will provide physical community inspections as mandated by your governing documents or more as directed by the Board of Directors. Owner violation notification will result and follow up process will be ongoing from beginning to end. Contact us anytime at-
