If you have any interest in real estate investing, now or someday, I would love to introduce you to our Real Estate Investor Association.

REIAs exist nationwide, and nearly every major city has one. Ours is SoCo REIA, serving Southern Colorado from south of Denver all the way to the state line near Trinidad, along the Front Range. We host monthly in person meetings in Colorado Springs and Pueblo.

Our group is warm, welcoming, and education focused. We are centered on helping people learn, build confidence, and find real opportunities. We especially love newcomers who are just beginning to explore investing.

Heads up! El Paso County has seen a rise in fraudulent deeds, mortgages, and liens being filed without the property owner’s knowledge. To help protect yourself, the Clerk and Recorder’s Office now offers a free Recording Notification Service. Once you sign up, you’ll get an email anytime a document is recorded under your name. It’s an easy way to keep an eye on your property.

I know this doesn’t help retroactively, since there’s no way to know sooner. And don’t waste money on title-lock companies. They can’t prevent anything either. If someone files something fraudulent, this service at least alerts you so you can go straight to the courthouse and report it.

This is especially important for properties owned free and clear.

We had a great meeting last week about the new ADU laws! Here’s some financing information from Mary Greenwood, lender with NFM Lending.

CHFA is hosting virtual community engagement sessions via Zoom to gather feedback about forthcoming Accessory Dwelling Unit (ADU) financing authorized under HB24-1152.

An engagement session seeking feedback from single family lenders will be held Monday, June 30, 2025, from 11:00am to Noon. An additional session open to all stakeholders will be held Thursday, July 17, 2025, from 1:00pm to 2:00pm, for those unable to make the June 30th session. · Register for ADU Financing Engagement Session on July 17th at 1:00pm
The ADU financing authorized by HB24-1152 will be operated by CHFA under a contract with the Colorado Economic Development Commission and Office of Economic Development and International Trade (OEDIT). This financing will work in tandem with the ADU supportive jurisdiction requirements detailed in the bill, and additional information regarding supportive jurisdiction requirements is available at https://dlg.colorado.gov/accessory-dwelling-units. The financing programs are expected to launch this fall.
The community engagement sessions will help inform ADU financing program guidelines and authorized program uses for eligible borrowers seeking to finance an ADU within supportive jurisdictions. Thank you in advance for your interest and participation.
