I know we all have dreams of waltzing into a dilapidated old house, snapping our fingers a la Joanna Gaines, and having a drop-dead gorgeous home suddenly appear. But alas, the tale of fixer uppers is rarely so easy. And often buyers who go for fixer uppers find themselves WAY over their heads. Renovating a house is not for the faint of heart. ⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
What you see on HGTV is not what you get with fixer-uppers. Obviously, TV shows use a lot of TV magic and staging to make for a good reveal at the end. But this is real life, so I recommend getting on Youtube and finding vlogs from people who are going through a renovation process. Get a feel for what it’s actually like and make sure you’re up for the challenge. ⠀⠀⠀⠀⠀⠀⠀⠀⠀

You also need to make some decisions and look at your finances. Get crystal clear on exactly what you can afford, and make sure you have a savings account padded enough to get you through any home emergencies that are oh so common with fixers. ⠀⠀⠀⠀⠀⠀⠀⠀⠀

After your research, you might realize that you want to start with an older (but not ancient) home that needs a few cosmetic upgrades. Rather than replacing all the pipes and electrical, you can just swap the carpet, redo some cabinets and paint some doors. You’ll still feel like you’re a reno queen and make the space truly your own but without the headache of a full remodel. ⠀⠀⠀⠀⠀⠀⠀⠀⠀

Remember third-grade math when they taught us about ratios? No? Don’t worry, they’re not too bad. And this is one ratio you definitely want to know because it determines just how much mortgage you get.⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Your debt to income ratio, or DTI, is just what it sounds like: it’s your monthly debt compared to your before-tax monthly income. Debt includes things like your mortgage, any loans, credit card payments, basically anything that would show up on your credit report.⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
For example, your monthly expenses might be $2,000 and your income might be $5,000. Divide the two and you get your DTI: 40%⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Lenders like to see a DTI that’s under 36%, with no more than 28% going to your mortgage/housing costs. There’s a little bit of wiggle room here, but most lenders will not give you a mortgage if your DTI is over 43%.⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
If you’re not quite in that range, you have 2 options:⠀⠀⠀⠀⠀⠀⠀⠀⠀
1. Decrease your debt⠀⠀⠀⠀⠀⠀⠀⠀⠀
2. Increase your income⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
It’s usually easiest to comb through your monthly budget and get rid of all the unnecessary extras, then use that money towards paying down your debt. ⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Bonus: paying down your debt will boost your credit score too!⠀⠀⠀⠀⠀⠀⠀⠀⠀

Your home doesn’t exist in a bubble. When an appraiser values a home, they take a lot into consideration including the neighborhood, the market, and the overall location of the home. You unfortunately can’t control these factors of your property. So if you’re buying, pay special attention to these so you make a good investment. ⠀⠀⠀⠀⠀⠀⠀⠀⠀

The value is also based on the home and aspects you can control. If you keep your home in good condition and make improvements to it, you’ll likely see the property value increase. And that means that, when you’re ready, you can sell for more and make a profit. ⠀⠀⠀⠀⠀⠀⠀⠀⠀
