Fall in love with your home all over again as you get it looking its best this October. Need a little inspiration and direction? Here are a few of the biggest home decor trends blowin’ in the breeze:⁣

🤎Those coolish-gray tones from the past decade or so are slowly inching back in the opposite direction. Browns, beiges, greens — and everything in between — are taking over interior palettes this fall.⁣

🤎If you’re swapping out cabinet or door hardware, give brass or brushed gold a hard look. Brass or gold instantly warms a space and gives it a timeless, clean feel.⁣

🤎When shopping for accent pieces like baskets, planters, trays, and frames look for warm wood textures such as bamboo, rattan, or rustic finishes.⁣

🤎Comfort is (still) king so don’t shy away from pieces you can’t wait to sink into at the end of the day. High-performance, washable fabrics keep things practical, too.⁣

🤎Thinking about Halloween? Go for neutral pumpkins this year - a perfectly timed complement to those warmer hues.⁣

The holidays are just a few weeks (gasp!) away, so if you’re planning a decor revamp before the holiday hustle, now is the time!

Before buying a home, you need to wrestle with these two things: your budget and your non-negotiables.⁣
⁣
🌟Your budget: Don’t just play with online calculators or guess what you can afford. Sit down with a reputable bank or mortgage lender (I can refer you!) to get pre-approved. Plus, a pre-approval letter will strengthen your offers.⁣

🌟Your non-negotiables: These are your “must-haves” in a new home. Need to stay in the same school district? Need a fenced yard for the dog or a guest room for grandma? Keep this list short, but clear. You may need to reference it when the emotions of buying ramp up.⁣
⁣
One more thing: As you shop, make sure you heavily weigh a home’s lot, location, and price. After the ink dries, you’ll NEVER be able to change those three things.⁣

Happy Monday, everyone! Curious about what’s going on with the market right now? Funny, that's just the thing on my mind too!⁣
⁣
So we both can start the week in the know, here's a quick market update for Colorado Springs snapshot.⁣

☆ The average home price is still high at $498,003 especially when compared to this time last year when the average home price was $431,293 in September 2020

☆Average days on market increases from 9 in August 2021 to 12 in September 2021. This could be an indicator that out market will reverse back to our traditional real estate cycle where things start to slightly slow down when school starts.

☆We had a 17% increase from August to September in total active listings! This is great new, but we still have inventory numbers well below what we need for a more balanced market. The difference between the average list price and average sales price in our area is 102.1%. What does that mean? Homes are still selling for *over* list price. Successful home buyers are swift and serious with their offers.
