🏡Far too often, even as recently as this month, I've noticed sellers making THIS costly mistake.
Against my gentle encouragement, they price their home too high just to 'see what happens.'
And almost always, I can tell you exactly what happens from there. (And it isn’t happily ever after).

What makes a good real estate agent in Colorado? 🏡
It’s more than knowing the market or understanding contracts.
A lot of it comes down to paying attention to what a client needs in the moment and knowing when to explain something more clearly, slow the process down, or take the lead so they don’t have to carry every part of the decision themselves.
Real estate gets personal very quickly because the numbers are big and the decisions affect real life.
That’s why good representation should feel steady, thoughtful, and specific to the person in front of you.
Sometimes that means negotiating harder. Sometimes it means pointing out something a client hasn’t considered yet, or being willing to say that a house, offer, or timeline may not be the right fit.
The best advice isn’t always the advice that keeps a deal moving.
A lot of that work never makes it into the closing photo, but it can completely change how someone feels about the experience.
That’s the kind of work I want to be known for.

💥🏡The worst real estate advice in Colorado sounds right until it costs you money.
I hear the same myths every week. From clients, from DMs, from people repeating something
they read online without checking if it actually held up.

Some of these are harmless. Others have cost people tens of thousands or set their plans back
by months.
I'd rather be the agent who gives you the honest answer now than the one who stays quiet and
lets you learn it the hard way.

Most Colorado buyers start in the wrong place, and it costs them. 👀

Most people think the buying process starts with scrolling listings, but the real starting line is way
before that.

The buyers who end up happiest with their move are the ones who get clear on the full picture
first.

That up-front clarity is what makes the difference between an overwhelming search and one that
actually feels good. It's the part of the process I take the most seriously, and the part most
agents skip right over.

What matters most:👇
✓ Structural integrity: I'd look for a home with a sound foundation, roof, and well sealed exterior
✓ System ages: I’d find out the age and maintenance needs of systems like HVAC, roofing, and
plumbing.
✓ Neighborhood fit: Finding the right area will shape my daily life. I'd want a good blend of
ambiance and practicality.
✓ Commute times: The toil of long commutes wears on you (financially, physically & mentally).
Location and proximity to work would be front and center.
✓ Functional layout: I’d look for a floor plan that complements my lifestyle, knowing that in
some cases we can make modifications.

✓ Growth Potential: A home that can adapt to life - I'd be looking at extra rooms or flexible
spaces for kids or guests.
What matters less:👇
✓ Current decor: Wallpaper and paint colors are easily changed. I’d look past what’s superficial.
✓ Furnished vs. unfurnished: Furniture arrangements and styling are personal choices that I
can make later.
✓ Landscaping: While curb appeal is nice, it’s the lot, not its current state, that matters more.
✓ Light fixtures & hardware: These are simple, relatively inexpensive changes that won't deter
me from the right home.
✓ Appliances: While shiny and new might be appealing, appliances are replaceable and don't
make or break a home’s value for me.
