🏡 Tracking the Summer Market | El Paso County July 2026

We’ve been tracking activity this summer, and July brought a few shifts. More homes came on the market, while closed sales eased and homes took a little longer to sell compared to June.

- 1,359 Closed Sales — down 6.8%
- 1,956 New Listings — up 5.3%
- $568,633 Avg. Sales Price — down 1.6%
- 48 Avg. Days on Market — up 6.7%

Buyers had more options to consider in July. Average sales price dipped slightly, and the extra few days on market suggest buyers may be taking a little more time before making a decision.

Nothing here points to a dramatic change, but the numbers do show a market moving at a somewhat slower pace as summer winds down and we head into the back-to-school season. We’ll be watching to see what that means for activity heading into fall.

If you've been watching the market over the past few months, June probably felt pretty familiar. Most of the key indicators changed very little from May, suggesting the market is settling into a steady summer pattern.
- 1,458 Closed Sales — down 1.2%
- 1,858 New Listings — up 4.2%
- $577,638 Avg. Sales Price — up 0.1%
- 45 Avg. Days on Market — up 4.7%

A few more homes came on the market in June, giving buyers a little more to choose from. At the same time, average sales price and days on market remained remarkably consistent.

We'll be watching to see whether activity picks up through the second half of the summer or if this steady pace continues.
