In Denver closed sales decreased by 16.2% in Feb, compared to Feb 2024, and the number of active listings at the end of the month continued to climb. There were 3,362 new listings last month, an increase of 13.08% month-over-month and 12.25% year-over-year. However, closed sales were down by 16.20% year-over-year, and the month closed with 5,541 listings still active, an increase of 47.84% over the same period in 2024. Average days on market in 2025 is 45 days, compared to 33 days in 2024.

Home prices in Colorado Springs aren’t moving much, with the median sitting at $473,500, up just 4% from last year. The real story is inventory—homes are piling up, sitting on the market for an average of 62 days, the longest in a decade. Inventory is also the highest it has been in over a decade. There were 2,514 single-family and patio homes for sale, a 0.4% month-over-month increase from December 2024 and a 43.7% increase from the previous January.

The Parker real estate market saw a 19.1% increase in homes for sale in February 2025, compared to January 2025. In February 2025, homes in Parker, CO, on average, spent 59 days on the market before going pending, which is up by 40.7% compared to the previous year.

The number of houses for sale in metro Denver shot up to 8,554 by the end of February, according to a monthly report from the Denver Metro Association of Realtors. That’s an increase of 55 percent from the same time last year. In February 2022, there were just 1,266 houses for sale.

A big jump in the number of homes for sale compared to last year starts off the spring season.
