A very sincere congrats to my first time home buyer Joey going under contract on his first home! I met Joey over a year ago we stayed in touch and made this go full circle for him. The average agent when representing a buyer will at most typically get just your closing costs covered. Knowing my clients loan type and maximum amount of leverage is crucial to my negotiating tactic. At only a 200k purchase I got my first time home buyer 12,000 in seller paid closing costs! The near max allowed for FHA. But I didn’t stop there as this is a condo I then additionally got him a 5000.00 invoice paid by seller at time of closing to contractor of my buyers choice. At 200k he is getting 17,000 in incentive by working with me. It was an honor to serve you my friend!

I hear it all the time people are saving for a big down payment or they need a better credit score. Or better yet they have what I call sticker shock and don’t realize where the payment and price correlate. I got news for you and great news! The market is still allowing buyers to break into the market with the least cash out of pocket possible with the right realtor on your side negotiating for you!

âś…Do you have a 580 or better credit score?

âś…Are you military? I have lenders with NO minimum score requirement.
