Let’s be real about housing affordability right now.

Mortgage rates have started rising again due to global uncertainty, Middle East tensions, and stubborn inflation. As rates expert Colin Robertson said: “You can't have $100 a barrel oil and not expect higher mortgage rates.”

Experts don’t see rates dropping dramatically anytime soon, maybe low to mid-6s at best. Waiting indefinitely might mean putting your life on hold.

The better news? Wages are growing faster than home prices (~4% vs ~2% year-over-year). And existing home prices have stayed relatively stable over the past 4 years, no big run-up, no crash.

Buyers now have more choices, less competition, and better negotiating power.

Bottom line: Affordability is challenging, but more nuanced than the headlines suggest. If you find a home you love and can afford it, it might still make sense to move forward.
