The June Colorado Springs Market Update is here, and the latest numbers from May are pointing in a very encouraging direction.

Sales are up [7.3%] year over year, one of the biggest increases we've seen this year.

At the same time, the average sales price climbed to just over [$577,000], the median price reached nearly [$500,000], and active inventory remained essentially flat.

Looking at the bigger picture, January through May has been remarkably stable.

New listings are up [1.5%], sales are up [1.3%], and overall sales volume has stayed consistent despite higher mortgage rates.

One of the biggest takeaways?

Many buyers who were waiting have decided it's time to move.

As inventory levels level off and demand increases, today's market could present opportunities for both buyers and sellers.

Luxury homes priced over $1 million are continuing to perform well, with buyers remaining active despite today's interest rate environment.

In May, the average sold price reached $1.442 million, while homes sold for an impressive 97.83% of their asking price. Average days on market also dropped to just 67 days, showing that well-priced luxury properties are still attracting serious attention.

What’s Really Happening In Colorado Springs Luxury Real Estate?

We just released our June 2026 Luxury Market Update for Colorado Springs + El Paso County.

The luxury market remains active, but conditions vary dramatically depending on price point.

The strongest buyer activity continues to occur between roughly $1M and $1.5M, where inventory levels remain relatively healthy and homes are continuing to move.
As prices climb above $2M, supply increases significantly and buyers gain additional negotiating leverage. The $3M+ segment currently has the highest supply levels in the luxury market.

Pricing remains relatively stable overall, but buyers continue to prioritize value, condition, location, and presentation.

For sellers, strategy matters more than ever. For buyers, increased inventory is creating opportunities that didn't exist a few years ago.
