The largest institutional investors are now selling more homes than they’re buying, and that gap continues to grow.

Many of those homes are priced in the range first-time buyers are looking for.

Colorado Springs Utilities’ new Wise Energy Times billing has a lot of homeowners frustrated.

Peak hours run from 5–9 p.m., when many families are home cooking, doing laundry, and using appliances.

A few ways to lower usage during peak hours:

• Run laundry on weekends
• Use appliance timers
• Grill or use an air fryer when practical
• Adjust your thermostat
• Use smart sprinkler controls
• Review your billing options with Colorado Springs Utilities

Fall color season is almost here. Save these four Colorado drives for viewing changing aspen trees:

• Kebler Pass near Crested Butte
• Guanella Pass from Georgetown to Grant
• Independence Pass from Aspen to Twin Lakes
• Peak to Peak Scenic Byway from Black Hawk to Estes Park

Colorado Springs luxury market update for September:

The strongest part of the luxury market is still the $1M–$1.5M range.

• Just over 3 months of supply
• 59 days on market for $1M+ homes
• Average sale price: about $1.5M
• Average sale-to-list price: 96.5%
• Median sale price: $1.37M

Above $1.5M, homes are taking longer to sell. The biggest buildup is between $2M and $2.5M, where some buyers may choose to build instead.

Mortgage rates are influenced by two numbers: the 10-year Treasury yield and the mortgage spread.

The spread is the gap between them. Its long-term average is about 1.76 percentage points.

In 2023, that gap grew to 3.19 points. If it were still that wide today, mortgage rates could be close to 8%.

The good news? The spread has narrowed to about 2.01 points. That is one reason rates are in the upper 6% range instead of near 8%.

Rates are still higher than many buyers want, but the market is not as far from normal as it may seem.

Colorado Springs September 2026 market update:

August sales were down 4.1% from last year, with 1,039 single-family homes sold.

The average sales price was $547,521, down 3.3%. The median price was $470,000, down 2.1%.

Inventory is also up:

• 4,297 homes on the market • 4.3 months of supply • 58 average consecutive days on market

That sounds rough, but the year-to-date numbers are more stable. Sales are down only 0.5%, and the average price is down about 1.2%.

The market is more neutral, but pricing is critical. Well-priced homes are still going under contract in 30–45 days.
