Donna Souza Realtor Let's put the Real in Real Estate Hey friends, My name is Donna Souza, and I’d like to tell you a bit about myself. There was no way we were leaving!

Following in my father’s footsteps I joined the Navy and thoroughly enjoyed a 21 year career that allowed me to meet people from around the world and have experiences that shaped the person I am today. My last tour of duty was at Peterson AFB and the most obvious question was, “How can anyone come to Colorado, see and feel its beauty and then choose to leave”? My family and I fell in love with ATC

(All Things Colorado) hiking, skiing, outdoor concerts, sporting events, community art walks and a variety of festivals! Becoming a CO Real Estate Broker was such a natural choice as a second career because I am truly a People Person. I can talk to anyone and feel like we’ve been friends for years! It was an honor to serve my country and now it is an honor to serve people who have real estate needs. However, you need more than a friendly person to be your realtor, right? I can tell you about my exceptional market knowledge, communication skills and unparalleled customer service, but I’d rather meet you, talk to you, and get to know you first. My goal is to learn about you and what is important in your life. I am 100% committed to your success and your satisfaction. We can talk
about my proven buying and selling strategies, superb negotiation tactics and extensive market knowledge that will benefit you greatly, but of course, it would be an honor for me to demonstrate this by representing you with unwavering passion, enthusiasm and the highest level of integrity. Most importantly, you should know that buying and/or selling your home is a major decision in your life and I would NEVER be the person that pressures, pesters, misleads or misinforms you in any way. The most important aspect of being a Real Estate Broker to me is Earning Your Trust by providing you factual and current market analysis and data as well as sound principles
and recommendations that support YOUR Best Interests. I’m not in this for fleeting transactions; my goal is to build meaningful and lasting connections and lifelong friendships! When working with me, you can count on my No-Obligation Policy, which means we can discuss your real estate goals and what strategies need to be put in place for you to achieve them in a very safe and relaxed manner. You can be assured that I won’t be trying to sell your home or have you buy a home the first time, or anytime we talk. My No-Obligation Policy means that YOU tell Me when You are ready to take the next step. I’m here for you anytime you want to reach out! Call, text, or email me with any questions you might have…preferably pertaining to real estate lol

Short answer: It depends on your goals.

Summer is competitive—but it also brings more inventory. That means more choices, especially if you’re looking in a popular area.

What to consider:

• Rates and your budget
• How fast homes are moving
• If you're ready to make a strong offer

If you find the right place, waiting might cost you more than acting now.

Think staging doesn’t matter? Think again.

Staged homes often sell faster—and for more money.

Why? Because they help buyers emotionally connect with the space 🤝

Here’s what staging can do:

✔ Highlight the home’s best features
✔ Make rooms feel larger and more functional
✔ Help buyers picture themselves living there

As for unstaged homes? They can feel cold or confusing (a deal breaker for many buyers).

Even small updates like fresh throw pillows, neutral paint, or rearranged furniture can make a difference.

In today’s digital age, are open houses still an effective way to sell a home?

The answer is yes, but with some key considerations:

🏡 In-person experience: Open houses allow buyers to get a true feel for the space, which virtual tours can't fully replicate.

📸 Social media exposure: Hosting an open house can create buzz online and attract more potential buyers.

💬 Instant feedback: You get direct insights from visitors, helping to adjust marketing strategies or pricing quickly.

A pre-approval letter is more than just a piece of paper—it’s your golden ticket into a competitive market. Here’s why:

✅ It shows you’re serious: Sellers prefer buyers who are financially ready to move forward.

💰 It gives you negotiation power: With proof of financing, your offer stands out over buyers who aren’t pre-approved.

📉 It prevents (nasty) surprises: Knowing exactly what you can afford helps avoid heartbreak later.

Are you pre-approved yet? If not, let’s chat about getting you set up 📩

🎤 Thinking about buying a home? Here are 3 red flags to keep an eye on during your tour!

🚨 Red flag 1: Foundation issues!
Cracks in walls or floors could mean expensive repairs—check for signs of shifting or settling.

💧 Red flag 2: Water damage!
Musty smells, water stains, or dampness in the basement are signs of potential leaks or drainage issues.

⚡ Red flag 3: Outdated electricals!
Check for old wiring, overloaded circuits, or exposed outlets—safety first!

For many who serve, home isn’t just a place—it’s a foundation of stability, security, and sacrifice.

This Memorial Day, we honor those who gave everything for that sense of home and freedom.

❤️ A home is more than four walls—it’s where memories are made, families grow, and legacies are built.

🇺🇸 To all military families, past and present, thank you for your service and sacrifice.

In a competitive market, it’s easy to feel pressured—but how can you tell if a home is overpriced?

Here’s what to look for:

📉 Comparable sales: If similar homes in the area recently sold for much less, it’s a red flag.

🏡 Days on market: A home sitting too long without price reductions may be priced too high for current demand.

🔍 Condition vs. price: If a home needs major updates but is priced like a move-in-ready property, it might not be worth it.

Worried about overpaying? Let’s talk strategy before making an offer! 📩

Timing can make or break a home showing! Here’s why the right time of day matters when selling:

☀️ Natural light advantage: Mid-morning to early afternoon showings showcase a home’s natural light, making it feel warm and inviting.

🚗 Neighborhood vibe: Evening showings help buyers see traffic patterns, street activity, and how the area feels after work hours.

🏡 First impressions count: A well-lit, staged, and fresh-smelling home at the right time can leave a lasting impact.

If you're chasing quick gains, timing matters.

If you're building long-term wealth, it’s more about buying right and holding smart 📊

Either way, you need to know the numbers, understand the local trends, and be clear on your goals.

Did you know that you don’t need to live in the city to have walkability?

More and more buyers are looking for homes where they can walk to a café, a park, or even a local market ☕

That lifestyle—less driving, more connection—is becoming a major selling point.

And homes in walkable neighborhoods? They tend to hold value better over time 📍

Are you team walkability or team wide open space?

Let’s talk about what fits your lifestyle.
