August 2025 Market Summary

➡️New Listings: 1,459 — down from 1,605 last year, continuing a multi-year decline.
➡️Under Contract: 1,568 — essentially flat compared to August 2024 (1,573), but well below prior years.
➡️Total Sales YTD: 8,142 — a modest improvement from 7,802 in 2024, though still below pre-2023 levels.
➡️Average Sales Price: ~$566K — slightly higher than last year, showing prices remain elevated despite slower activity.
➡️Days on Market: 43 — an improvement from earlier this year, but still longer than the lows of 2021–2022.
➡️Inventory (Homes for Sale): ~4,139 — higher than last year (3,092), showing more supply in the market.
