By now, you’ve probably noticed by now that the Real Estate Market is Shifting.
Interest rates are up. Inventory is climbing. Days on market are at the highest numbers we’ve seen in years. Large Mortgage companies are going under. I’m not trying to scare anyone, but the Real Estate Market FEELS a lot like 2008 did to me.
Is this the beginning of the end of the hyper-inflated Real estate market?
Maybe, maybe not……my crystal ball isn’t working.
But I do know this much, we’re in for some changes. And SOMETHING is happening.
When I started my Foreclosure Deals Investment journey with my first flip in 2004, I had no idea where the market was going. Like most people, I was just a part of the market. Not a player IN the market just yet.
My first Foreclosure Flip was almost a FLOP. Though, I managed to squeak out a decent return, it was pure luck and I knew it. I had no idea what I was doing back then. Like most of America in 2008, I was afraid for my family’s future. My limited knowledge of the market condition left me afraid to do any more deals during that year. Paralyzed by the fear of market uncertainty I did the unthinkable. I gave up my passion for real estate and went back to the IT world that I worked hard to get out of just a few years prior. But this time around, I had a plan to escape the career I absolutely hated for good. I began to study the Foreclosure Market, started a Youtube Channel that featured me doing walkthroughs of EVERY Foreclosure in my market, and I hired the best real estate coach available. In less than a year, I had done enough deals to transform my lifestyle and career into real estate.
Now I’m not saying I know it all, but the past 17 years has taught me quite a bit about Foreclosure Investing. Since that first deal, I have successfully completed over 200 fix and flip deals, created a portfolio of rentals for myself and my clients, and created generational wealth for my family. Of course, I’ve made other mistakes, including taking a $100K+ loss on a property, but like a handcrafted supercar, I eventually worked out the major kinks in my processes and systems and built a Foreclosure Investment System. I am proud to say that I developed a fix and flip machine that consistently allows my team and I to do 50+ flips a year with the speed, accuracy, and finesse of a Ferrari.
The sheer number of deals has allowed my wife and I to create a lifestyle that most can only dream of. In addition, I have learned how to locate the best deals on my market nearly on autopilot, analyze them quickly using the best software to determine my potential returns, find the capital funding from hard and private money lenders in my network, fix the property to marketable condition quickly, and sell the property on the market at significantly reduced cost than using a retail agent. In short, I’ve become an expert in the real estate investment field. They say becoming an expert in any subject takes 10,000 hours of practice, right?
Check, double check, and triple check. I have put in time, took the hard knocks, learned from my mistakes, built systems, and hired the right people.
Now the problem with being an expert on Foreclosure Investing is that people tend to ask a LOT of questions about what I do and how I do it. I don’t mind. I am PASSIONATE about Foreclosure investing. And I’m damn good at it if I do say so myself. In fact, one of our flips recently made the national news. ( ) However, I realized how much time I was spending offering free advice to people who usually did nothing with it anyway.
So, I recently took the next logical step. I started a paid coaching service and now work one on one with clients that I teach about my Foreclosure Investment Strategy. It’s an awesome gig, I now get to share my intense passion for real estate investment with motivated entrepreneurs all over the country. I’m learning about new markets and helping my students prepare for the inevitable market correction.
The problem? I’m having to repeat the same info to my students far more often than I want. It seems obvious now, the mindset, techniques, and tools required to be a successful foreclosure investor don’t actually change. What DOES change are the market conditions. Though my team and I have enjoyed great success in flipping in the highly competitive market of Colorado Springs, CO the FORECLOSURE market has been basically non-existent. So though my primary source of deals dried up until recently, I’ve now developed multiple new sources for deals to keep my operation consistently hitting our target of 4-5 flips a month. I believe that the market is going to see a significant increase in foreclosure inventory as credit tightens and interest rates rise to slow inflation.
The market is moving far too quickly for me to train my strategy to enough investors in a one on one setting. As much as I love spending time with my coaching students, I know something has to give.
So, I’m creating an online course that I’m calling The 5 F’s of Foreclosure Investing System.
