Something my seller taught me:

“Pets tend to live longer in Colorado.” 🐾

And after looking into it… she might be onto something.

Colorado has some pretty incredible advantages when it comes to pet health.

🐾 CSU is home to one of the country’s major veterinary research centers, with research spanning animal health, cancer, infectious disease, imaging, diagnostics and more.

🐾 CSU’s veterinary system offers advanced specialty care and clinical trials, so pets here can have access to treatments and diagnostics that simply weren’t available to previous generations.

🐾 Colorado’s environment also means some disease vectors are less prevalent here than in other parts of the country. Lyme disease, for example, is much less common in Colorado than in the Northeast.

🐾 And then there’s the obvious one: Colorado makes it REALLY easy for dogs to stay active. 😂

So maybe “pets live longer in Colorado” isn't quite as random as it sounds.

Maybe it’s the combination of exceptional veterinary medicine, research, preventative care, and an environment that makes it easy to keep them moving.

Either way…

Okay, THIS needs to be on your Colorado Fall Bucket List 🍂🚂

The Cripple Creek & Victor Narrow Gauge Railroad is only running through the FIRST WEEKEND OF OCTOBER, so if you’ve been wanting to do this, now is the time.

I learned so many cool things about this little Colorado gem when we went last year:

🚂 It’s family-owned and has been running since 1967.

⛏️ The train follows the historic Midland Terminal roadbed through the old gold-mining country around Cripple Creek and Victor.

🍁 Late September is a great time to go if you want to catch the aspens turning gold.

🏔️ You’re riding through the same landscape that was part of one of Colorado’s richest gold strikes.

🚉 The ride starts at a train depot dating back to 1894.

👶 Perfect for a variety of riders - with accommodations for those with specific disabilities or wheelchair accessibility. We even took our 3 month old!

🐶 And yes — leashed, well-behaved dogs can ride too.

The open-air cars, the mountain views, the old mine structures, the history… and then that TRAIN HORN echoing through the mountains. 😍

It’s one of those Colorado experiences that feels like you actually went somewhere, even though it’s just a scenic drive from Colorado Springs.

So if you’ve been looking for something to do this weekend or next… GO. 🍁

Same question. Two open houses this weekend:

"What area of Colorado Springs do you live in?"

The honest answer: I didn't live in either neighborhood I was hosting at this weekend. And I get why that makes people pause.

But here's the thing: Colorado Springs area is too big for that math to work. Old Colorado City, Briargate, Fountain, Falcon, Ivywild, the Powers corridor - nobody lives in all of them. If "where do you live?" Is the test, every real estate professional fails it eventually.

And living somewhere doesn't always give you the information that matters when you're buying a home.

Your neighbor down the street can tell you that it's a nice area - I can tell you what home's there have actually sold for in the last 90 days, how that compares to last year, how many days homes are sitting before going under contract, and how that street compares to the one a few blocks over.

That's not something you pick up by living somewhere, even for years... but it is something I can pull up in minutes - for any neighborhood in Colorado Springs - because I have access to the data behind the listings, not just an opinion about them.
