The side of real estate we DON'T talk about enough 🫠 I debated posting this, but after canceling 2 listings (for different reasons) in the past 2 weeks, I felt this would be a great opportunity to share the downside of real estate.

I had my Bountiful listing for just shy of 5 months. We held several Open Houses, marketed it heavily across several platforms, paid to feature it on KSL and other sites, and made several price reductions, ultimately dropping the price $90,000.

And it didn't sell. Not for lack of effort. The market - and more specifically - Buyers did not feel the value was there despite handfuls of comps & data showing otherwise.

So what IS value? In real estate terms, it is what a willing Buyer wants to pay, and what a willing Seller wants to sell for. If those two cannot come to agreement, there is no sale. Price may overcome some objections, but not all.

While there are no hard feelings on this one, it is naturally discouraging to put 5 months of work, time, and money into something and not be able to take it all the way. To not earn a paycheck. That part especially stings.

Being self-employed can be a dream for sure. But this is just one of the many downsides. We get paid for results, not work. Our time is our money because there's such a finite amount of it. Even though, in 13 years of business, I have sold over 90% of my listings, it still hurts when it doesn't work out. It feels like a failure - both personally & professionally.

This has been the most challenging year of my real estate career. I went 7 months without a paycheck, the longest stretch by far. And in a world that sees Realtors as disposable or unnecessary, I wanted to highlight some of the real-world experiences we go through on a regular basis.

But I can walk away from this one knowing I did my best. I am grateful for every opportunity I am given, even if it doesn't have the perfect ending 🫶
