🎉 Congratulations to my wonderful clients on their beautiful new home! 🏡
This one definitely kept me on my toes!
✅ Challenge #1: The perfect home hit the market while I was on vacation. Thankfully, I work with an amazing office, and one of my colleagues was able to show the home right away so my clients didn't miss their opportunity.
✅ Challenge #2: This nearly 4,000-square-foot ranch home near The Broadmoor is the kind of property that rarely becomes available. When my clients decided they wanted it, I immediately called the listing agent and learned we were competing against four other offers.
With multiple offers on the table, we developed a strategy that gave my clients the strongest chance of winning while still protecting their interests. We submitted an offer with an escalation clause—up to just over $900,000, offering $5,000 above the next highest offer if needed.
A little while later, the listing agent called to ask about my clients. That conversation gave me the opportunity to advocate for them and highlight why they were such strong buyers. Shortly afterward, we got the call every buyer hopes for...
🎉 Our offer was accepted at $885,000!
Then, after inspections and negotiations, we were able to negotiate the price back down to $880,000. 🙌
I couldn't be happier for my clients. They found the perfect home in a beautiful, quiet neighborhood where they can enjoy this next chapter of life for years to come.
