Submitted an offer yesterday for my buyers in a multiple offer situation..

“Multiple offers… UNDER $400K?! But I thought it was a crummy market to buy and sell in?!"👀

Here's what I'm seeing with my buyer right now… 👀

Something interesting has been happening with one of my buyers for the past 2 weeks or so…

We’re shopping for a home under $400,000, and we've run into multiple-offer situations on several homes.

And honestly? It’s a little surprising.

There’s a lot of talk about buyers having more negotiating power, homes sitting longer, and the market being “slow.”

But here’s the reality I’m seeing:

🏡 Well-priced homes
📍 In desirable areas
✨ That show well
💰 Especially in the more affordable price ranges

…can still have a LOT of competition.

So if you're a buyer thinking, “I'll just wait because nobody else is buying right now,” — don't assume that's the case.

And if you're a seller thinking, “I need to drop my price because homes aren't moving,” — pricing and positioning matter more than ever.

The market isn't one-size-fits-all. What happens at $375K can look completely different from what happens at $700K.
