That’s the Colorado Springs housing market in September 2026.
Here’s what changed compared with last September:�▪️ Median sales price: $479,000, down 4%�▪️ Homes sold: Down 10%�▪️ New listings: Down 2%�▪️ Average days on market: 53, roughly unchanged
New listings declined, but sales dropped even more. Available inventory remains high, giving buyers more choices and putting pressure on sellers’ asking prices.

Fountain is blowing up right now. It’s the best deal you’ll find near the Springs. You get more house for your money here. It’s perfect for military families because Fort Carson is next door. You’ll skip the worst traffic in the city.

Real talk though, it can get loud with the artillery fire. The freight trains are also noisy. A new “Quiet Zone” is coming by the end of the year. If you want a big yard, this is the place. You’ll also save money on property taxes.
