Colorado Springs home prices stayed nearly flat in July. The median home price was $494,950, new listings were up 4%, and homes took an average of 48 days to sell.
Inventory has now matched last year for three straight months, which points to a more stable market. We’re still in a soft buyer’s market, mostly because inventory is higher than demand right now.

The median home price was $494,950, which is nearly the same as this time last year. New listings were up 4%, while the number of homes sold dropped 1%. Homes are also taking longer to sell, with the average time on market now at 48 days.
Inventory has matched last year for three months in a row, which points to a more stable market. Right now, Colorado Springs is in a soft buyer’s market due to higher inventory.

Colorado Springs home prices are stuck at $499,900, the same median we had this time last year. Four years running now, prices just aren’t moving, even with everything else costing more.
Here’s what else is going on: new listings dropped 1%, but homes sold actually went up 3%. Homes are staying on the market longer too, 45 days on average, which is 12% more than last year. Two months straight with matching inventory tells me this market is settling in, not swinging.
My take: Colorado Springs is a soft buyer’s market right now, and I think this is our new normal for a while.

Description: It's getting much easier for people to buy a home. Colorado Springs is currently sitting in a soft buyer's market. We'll probably see a full buyer's market in the future. Inventory is climbing steadily while total home sales drop off.

Fountain is blowing up right now. It’s the best deal you’ll find near the Springs. You get more house for your money here. It’s perfect for military families because Fort Carson is next door. You’ll skip the worst traffic in the city.

Real talk though, it can get loud with the artillery fire. The freight trains are also noisy. A new “Quiet Zone” is coming by the end of the year. If you want a big yard, this is the place. You’ll also save money on property taxes.
