Before you make an offer, ask yourself: is this area benefiting from employment growth, infrastructure investment, or density shifts? If not, it may still appreciate — just at an average pace. And average is fine, as long as it's intentional.

The North side of Colorado Springs checks every box on paper — newer homes, great schools, easy errands, low-friction routines. For a lot of buyers, it's the obvious choice.
But there's a trade-off most people don't see coming. And it's not the price.
It's the distance. From the mountains. From downtown. From the version of Colorado they imagined when they decided to move here.
After-work hikes become weekend plans. Downtown dinners become occasional events. And slowly, the mountains stop feeling like your backyard and start feeling like a destination.
For some people, that structure is exactly what they want — and there's nothing wrong with that. But others wake up one day and realize they moved to Colorado... and don't feel like they're in Colorado.

If you’ve never been, here’s the vibe: no frills, straight heat. You pull up, you order, you sit there smelling the grill like you made the best decision of your week… because you did.
What to order (don’t overthink it):
Tacos (start with asada, al pastor, carnitas)
Birria anything (if they’ve got it that day… do not hesitate)
Tortas if you want messy, glorious, “nap required after” energy
Burrito when you want one thing the size of a newborn
Quesadilla when you want comfort + crunch

Here’s our unsolicited real estate advice for 2026: buy new.
Coming from someone who owns an older home and loves character—but not living in a construction zone fixing someone else’s shortcuts from decades ago.
New construction isn’t perfect, but warranties and accountability go a long way.
What would you choose—new build or older home?
