🚨 Important Update for Colorado Homeowners, Buyers & Sellers 🚨

Homeowner’s insurance in Colorado is changing fast — and it’s already impacting real estate decisions across the state.

Here’s what we’re seeing right now:

✔️ Most insurance carriers now require a 2% wind & hail deductible
✔️ Many existing policies are renewing with 1% deductibles
✔️ Depreciated roof coverage is becoming more common
✔️ Colorado ranks #2 in the U.S. for wildfire and hail claims
✔️ The average homeowner’s insurance premium is now ~$4,027/year
✔️ Many homes are underinsured, often without owners realizing it

You may have heard about the Colorado FAIR Plan. While it exists, it’s not a full replacement for traditional insurance and often comes with higher costs and limited coverage.

💡 Why this matters:
🏡 Buyers should obtain insurance quotes before going under contract
🏡 Sellers should understand how insurance availability and deductibles can affect buyer confidence
