Here are 5 financing options to consider:

1️⃣ Home Equity Loan or HELOC – Tap into the equity you’ve built in your home to fund your ADU at a lower interest rate. (We have special relationships with companies that will help you!)

2️⃣ Cash-Out Refinance – Refinance your mortgage and use the cash difference to cover construction costs. (Only if your current interest rate is higher than what you can get with today's market)

3️⃣ Construction Loan – Great if you’re starting from scratch. These short-term loans convert into long-term mortgages once the ADU is built. (We work with several local banks to help you get these loans)

4️⃣ ADU-Specific Grants or Loans – Some cities and states offer special funding or low-interest loans for ADU development (especially for affordable housing or aging-in-place units). (Grants are available through CHFA and we are educated on how to help you navigate the process if you are eligible)

In 2024, Colorado enacted a new law (HB24-1152) to make it easier for individuals to build Accessory Dwelling Units (ADUs) in an attempt to help the roughly 100,000 unit housing deficit in Colorado. ADUs add housing units with minimal impacts to infrastructure by increasing infill development. They provide intergenerational living options, enable aging in place, or even ability to generate additional income.

Section 1 requires a subject jurisdiction (City of Colorado Springs), on or after June 30, 2025, to allow, subject to an administrative approval process, one accessory dwelling unit as an accessory use to a single-unit detached dwelling in any part of the subject jurisdiction where the subject jurisdiction allows single-unit detached dwellings. Section 1 also prohibits, on or after June 30, 2025, subject jurisdictions (City of Colorado Springs) from enacting or enforcing certain local laws or otherwise acting in certain ways that would restrict the construction or conversion of an accessory dwelling unit.
