Here's something interesting: Zillow spent about a year fighting tooth and nail against "coming soon" listings — calling them anti-consumer, anti-transparency, harmful to buyers.

Then last Monday, they announced "Zillow Preview."

Which is… a coming soon listing feature.

So, is Zillow being hypocritical? eh, more like the market spoke, and Zillow listened. That's actually how competition is supposed to work. Here's what Zillow Preview actually is:

🔹 Pre-market listings from select brokerages (Keller Williams, RE/MAX)
🔹 Available EXCLUSIVELY on Zillow before going to the MLS
🔹 Listing agents get direct buyer leads (bypassing Zillow's usual referral model)

Meanwhile, over on the Redfin/Compass side:
🔹 "Coming soon" listings get priority placement at the top of Redfin search results
🔹 No days on market shown, no price history, no Zestimate
🔹 Buyer leads go directly to Compass listing agents — no referral fee to Redfin

Both portals are now competing for exclusive pre-market inventory. That is a genuinely big shift from where we were 12 months ago. I'll be interested to see how this impacts the small independent brokerages.

Real estate just had its most dramatic week in years — and if you're buying or selling a home, you should probably know about it.

Here's the short version: Compass (now the largest brokerage in the country) has been running a "coming soon" listing strategy for years — where homes get marketed privately BEFORE they hit the open market on sites like Zillow. Zillow, not being fond of this, called it 'anti-consumer', and basically said: "Show your listings on our site within 24 hours or you're banned."

Compass sued. Redfin initially sided with Zillow.

Then....something changed.

Redfin (now owned by Rocket Mortgage) flipped sides and signed a 3-year deal WITH Compass to display those exclusive "coming soon" listings — giving Compass access to Redfin's 60 million users. Compass listings even get PRIORITY placement at the top of search results. Hmmmmm.....interesting.

Then Zillow shifted. They quietly changed their rules to allow it — and launched their own pre-market feature called "Zillow Preview" with Keller Williams and RE/MAX.

And Compass? They dropped the lawsuit. This week.

So what does this mean for YOU as a buyer or seller? Well, it could mean quite a bit and I'll be breaking down over the next few days and taking a look at how it may impact you because this is HUGE news in the real estate industry.

We celebrated Mark’s birthday in true Colorado Springs fashion at the Trailer Park Christmas Bar inside —tinsel, themed cocktails, lots of laughs, and just the right amount of festive chaos. Downtown nights like this are a reminder of why we love this city so much: great spots, great people, and plenty of reasons to celebrate.

The Colorado Springs housing market wrapped up November with some interesting shifts 👀

Here’s a quick look at the average sales prices for single family/patio homes across our area:

📍 Colorado Springs: $553,598 (down 1.7% YoY)
📍 Falcon/Peyton: $568,340 (up 6.2% YoY)
📍 Fountain: $422,732 (up 1.3% YoY)
📍 Monument/Palmer Lake: $752,110 (down 11% YoY)

Every pocket of the Pikes Peak region is moving a little differently right now, and understanding these micro-markets is a huge advantage—especially if you’re moving to Colorado Springs or planning a sale in 2025.
