Foreclosures are up… but don’t panic. 🏡

Yes, foreclosure filings have increased over the past year. But when you zoom out and look at the bigger picture, we’re still well below historical averages — and nowhere near the levels we saw during the 2008 housing crash.

What we’re seeing now is more of a return to normal after foreclosure activity was artificially low during the pandemic years.

And here’s another important thing to understand:

A foreclosure filing does not automatically mean a home will end up in foreclosure. Many homeowners work out payment plans, sell their homes, refinance, or resolve the issue before it ever reaches that stage.

The media loves dramatic headlines, but the data tells a much different story.

Today’s housing market is very different from 2008:
✅ Lending standards are much stronger
✅ Most homeowners have significant equity
✅ Inventory is still relatively limited in many markets

So while filings are rising, it does not mean the market is collapsing.

And honestly? That’s not bad. That’s normal.

The problem is many sellers are still pricing their homes based on the market from a few years ago, when inventory was low and buyers were throwing offers at everything.

That market is gone.

Today, buyers have options. And when a home is priced too high, they usually don’t negotiate…

They move on. 👀

That’s when homes sit on the market, price reductions happen, and sellers often end up getting less than they could have if they had priced correctly from the beginning.

The sellers getting the best results right now are doing something different:

✅ Pricing at market value
✅ Creating demand early
✅ Attracting more buyers
✅ Generating stronger offers

Sometimes pricing slightly under market value can actually create competition and drive the final price higher.

The bottom line?
Don’t price for the market you wish we had. Price for the market we’re actually in.

A lot of sellers are surprised to hear that only about 40% of homes are selling above asking price right now. But honestly? That’s much closer to a normal market.

If you look back to 2019 — the last “typical” housing market — today’s numbers are actually very similar. The difference is that 2020–2022 created unrealistic expectations. During that time, buyer demand was sky-high, inventory was at record lows, and almost every home was selling over asking price.

Today, the market has shifted.

📈 More homes are for sale
🏠 Buyers have more choices
💰 Buyers are more price-sensitive

That means pricing strategy matters more than ever.

One of the biggest mistakes sellers make right now is pricing their home based on what they wish it would sell for instead of where the market actually is.

Here’s what typically happens when a home is priced too high:

❌ Fewer showings
❌ Less buyer interest
❌ Fewer offers
❌ More time sitting on the market

And the longer a home sits, the more buyers start wondering what’s wrong with it.

The homes getting the most attention right now are the ones priced correctly from day one. Those are the homes creating urgency, attracting multiple buyers, and ultimately getting the strongest offers.
