Here's your May 2026 snapshot of the Colorado Springs real estate market β€” and there's some good news worth paying attention to.

The market is finding its balance. After a few years of intense seller-favored conditions, we're seeing a healthier, more stable environment taking shape across Colorado Springs Here's what the numbers show:

πŸ“Š Median Sale Price: $465,000 (down just 1% from last year)
βœ… Homes Sold: 917 (up 1% from last year)
πŸ“… Avg Days on Market: 51 days (up from 45 last year)
🏘️ Active Inventory: 3,110 homes (up 2% from last year)
πŸ’° 30-Year Mortgage Rates: ~6.5% (down from 6.9% last year)

What does this mean for you?

If you're thinking about buying, this is one of the better windows we've seen in a while. More homes to choose from, less competition, and rates lower than they were a year ago. The $400,000–$499,999 price range had both the most active listings and the most closed sales last month β€” meaning there is real selection and real activity at that price point right now.

If you're thinking about selling, homes are still closing at 99% of list price when priced right. The key word is strategy β€” well-priced, well-presented homes are absolutely still moving. The days of every home receiving multiple offers within 48 hours may be behind us, but motivated buyers are very much active in this market.

The bottom line: More homes, more time, slightly lower prices β€” Colorado Springs is finding its balance, and that creates real opportunity on both sides of the transaction.
