Several folks have asked about this so I figured I'd share my personal thoughts - any other agents or lenders or others are more than welcome to share theirs as well:

Most of you probably saw the news about the CPI (inflation) report yesterday and the corresponding jump in the 10 year treasury which will cause rates to go up and most likely means that the fed won't cut rates anytime soon - perhaps not even at all this year.

So where does that leave buyers? With a few options....
1. Buyers can buy their rate down, there's a lot of options for that and while the Denver market is turning too hot for sellers to offer that, we're still seeing it as a possibility down here - at least for a little while.
2. New Builds developers have the ability to buy rates down in bulk, so your David Weekly, Tralon, Richmond, etc - are offering significant rate buy downs if you use their lenders. All of them have products here in D38.
3. VA and FHA assumable loans are still out there and growing more popular by the day. Some of them even have a small gap to cover so it's a viable option for many.

You can always wait to buy and hope on a rate drop. But today's $500K house will be $530-$550K next year - appreciation is still happening and our area is still one of the hottest areas in El Paso County.
