Fountain's water comes up in almost every conversation about living here, and it deserves a straight answer.

Some homes carry more mineral presence than buyers expect, which shows up as water softeners, filtration systems and water heaters that wear out sooner than planned. Before you buy a specific house, check the faucets and shower head for scale, have the water heater inspected, and ask whether any softener or filtration equipment is owned or leased.

Fall Fest was a cozy one! 🍂

We ate Tulio’s famous homemade green chili, caught up with some of our favorite people, and put our paper airplane skills to the test. And let’s just say… we were equally impressed by the skills AND the lack of skills in our community. 😂✈️

Best of all, together we gave back through our coat drive supporting Springs Rescue Mission. Thank you to everyone who brought donations and helped make the night so special!

Colorado is a beautiful place to live, and our weather can be tough on a house.

Hail, strong wind and wildfire exposure in certain areas all affect what homeowners insurance costs, and so do roof age, roof material, previous claims and location. That's why we encourage buyers to get an insurance quote early in the process and to talk with an insurance professional as soon as they're serious about a property. A friend's premium tells you very little about what yours will be.

Two Colorado Springs houses can carry the same price and still come with very different monthly payments.

Many newer neighborhoods here sit inside metro districts, which can levy their own property taxes to help pay for parks, trails, amenities and infrastructure. That can be a great trade, and it belongs in your numbers before you decide. When you compare two $600,000 homes, put the estimated monthly payment, taxes, insurance, HOA or metro district costs and the overall cost of ownership side by side.

If you remember Colorado Springs from 10 or 15 years ago, the housing market you're coming back to looks very different.

Price also tells you only part of the story here. The same budget can buy one kind of house in Monument or Northgate and a very different kind in Fountain, southeast Colorado Springs or farther east. If you're planning a move to Colorado Springs, the first thing to understand is how much ground this city covers.

You could live in Northgate near the Air Force Academy, in Briargate to the northeast, or farther east in Banning Lewis Ranch, Falcon or Peyton. You could also end up near the Broadmoor, in Rockrimmon on the northwest side, downtown, in Old Colorado City, or in a neighboring town like Fountain, Monument or Manitou Springs. Each of those areas has its own feel, and the one you choose shapes your commute, your weekends and your day to day life.
