Because in the right neighborhood, the golf cart isn’t just for golf. It’s part of the lifestyle.

Around the 📍 Country Club of Colorado, there are pockets of southwest Colorado Springs where golf, mountain views, established homes and that tucked-away Broadmoor-area feel all come together. (Think Broadmoor Valley, Broadmoor Bluffs and Old Broadmoor)

📍 Kissing Camels is one of the most recognizable golf communities in Colorado Springs, with beautiful homes, incredible Pikes Peak views and easy access to the club.

Head north and 📍 Flying Horse takes the golf community concept to another level. Golf, dining, the athletic club, spa and resort are all woven into the community, and you’ll definitely see golf carts making their way around.

Then there’s 📍 Flying Horse North, where everything feels a little more spacious and private. Larger homesites, a treed Colorado setting and golf right in the middle of it all.

Another new spot to add to your Colorado Springs coffee rotation. ☕️

landmarks.coffee officially made the jump from their coffee trailer to a beautiful brick-and-mortar downtown, right next to Weidner Field.

And just in time for fall, they’ve got seasonal drinks on the menu too, making this an easy one to add to your fall coffee crawl.

But maybe my favorite part is just seeing another local business plant roots downtown. I love how much this part of Colorado Springs continues to grow and give us new places to gather, eat, drink and spend time.

You see the happy closing day. You don’t see the three weeks before it.

You don’t see the call I made to the listing agent before we wrote a single number, so I knew what actually mattered to the seller. Price wasn’t it. It rarely is.

You don’t see me telling them to walk away from the first house they loved. That’s a hard conversation. It’s also the one that saved them.

You don’t see the three things that almost derailed the deal, handled before they ever heard about them.

That’s the part of this job that never makes it into a photo. The strategy happens quietly, early, and mostly out of view. By the time you see someone holding keys, the hard work has been done for a month.

So when people ask why it matters who you hire, this is the answer. Not the closing day. Everything before it.

Nobody warns you about the ice scraper.

You move to Colorado Springs in July, you unpack, and by the next spring you’ve quietly built a set of habits you didn’t have before.

The jacket, the sunglasses and the scraper all live in the car through May, because 38 degrees at 7am and 78 by two is a normal Tuesday. You check Pikes Peak out the kitchen window before you check your phone, and you’re right more often than the app. You hand every visitor a water bottle before they finish saying they feel a little off, because 6,000 feet gets everybody. You learn that you can be in full sun while Monument gets snow eight minutes north, and both of you are describing the weather correctly.

And you get a roofer. Everybody here has a roofer. (And windshield insurance because you will be replacing it every year, just saying.)

None of this shows up on a listing. It’s the part of living here you only learn by living here, and it’s what relocation buyers ask me about most once the search gets real. Not square footage. What a normal Tuesday actually feels like.
