just opened its second location at 216 N. Tejon - right across from Acacia Park. The original is the little Monument flagship the Sapp family opened back in 2021, and if you’ve been, you already know the loyalty runs deep.

Everything is scratch-made in small batches, fully gluten-free, with dairy-free and vegan options too.

The graham slam hits the spot IMO. 😋

Grab a scoop, walk it over to Acacia Park, let the kids burn off the sugar. That’s downtown Colorado Springs at its finest.

The boring stuff is where I save my buyers the most money.

Not the part that makes a good highlight reel. The quiet middle - listing history, market timing, how an offer is structured, how inspection gets handled and the communication along the way.

A recent client beat multiple offers on a home they loved, while still needing to sell their own. Not by paying the most. By getting strategic with their terms in a way the other offers didn’t think to.

That’s the difference. It’s rarely the highest price that wins in Colorado Springs right now - it’s the read. Knowing what the other side actually wants, and when to push and when to hold.

I’m a mom in my 40s, and these are the things I’ve got my eye on around Colorado Springs this June.

Every month I round up what’s actually worth your time here — the events, the new spots, and the slow-living stuff I’m doing with my own family.

This month: Wednesday concerts at Hillside Gardens, a picnic along the creek off Mt. Cutler, the Western Street Breakfast, and paddleboarding. Throw in a Switchbacks game, Jazz in the garden, the OCC farmers market, and a scoop from Lolley’s downtown, and the calendar’s basically full.

A showing should allow buyers the experience to view themselves there. It shouldn’t feel like a sales pitch or job interview.

The fastest way to ruin that? The listing agent following you around feature dumping.

When the seller’s agent lingers, the buyers stop talking. They get uncomfortable. They skip the closet they actually wanted to open. And they whisper to their partner instead of saying what they really think.

When I list a home, I get out of the way. I want buyers to wander, talk freely, and fall for the place on their own terms. That’s not me being hands-off. It’s me protecting the experience that actually sells the house.

Buyers have to have the space to imagine themselves living there, and the listing agent following them around makes that harder.

Summer here has a rhythm. Once you find it, it’s the season that makes you fall in love with this city all over again.
