Vanessa was born and raised in a small town in Germany and moved to the United States when her father was relocated with the Army in 2004. Over the next 10 years she would move several times before finding her love for Colorado. She earned her Finance degree from the University of Central Florida and made a great impact in Corporate America before hanging up her corporate hat to become a full time REALTOR® in 2015. Ricky was born and raised in Oxnard, CA but spent his teen years in Phoenix, AZ. After joining and serving in the Army he served ten years in the Law Enforcement field before leaving the Colorado Springs Police Department to pursue his real estate career full time with his wife Vanessa. Real Estate is Vanessa & Ricky’s passion (and they mean it). They truly enjoy helping others find their perfect home and making the buying process as stress free and seamless as possible. If you're overdue for a grown-up night out with your spouse, these are some of my go-to spots in Colorado Springs where you can actually hear each other talk, the food is worth the price, and the vibes are just right.

🍝 Paravicini's: Old-school Italian in Old Colorado City. Cozy, charming, and the chicken parm is massive.

Pro tip: order dessert.

🌮 Dos Santos: Tacos + cocktails + a moody little patio. It's giving "I want something casual but still feel cute."

🥂 Amore Italian Grille: Hands down the best let's dress up and linger over small plates spot in town. You'll feel like you're not in the Springs in the best way.

🍸 Grand View at Garden of the Gods Resort: If you're feeling fancy or want views with your vino, this is where you go. The bar is stunning at sunset.

🥩 Roth's Sea & Steak: Upscale fine dining when you want the full experience.

🍷 The Margarita at Pine Creek: Cozy, tucked away, and consistently good. One of our go-to spots when we want great food and a relaxed but elevated atmosphere.

Colorado Springs has more good restaurants than people expect, and these are the ones I actually come back to.

Starting with Birria Tacos…

For me, real life looks like a lot more than just showing homes and writing offers - welcome the behind the scenes of what my real estate after hours really looks like - but don’t be fooled, regardless of where I am I’m still almost always mentally reviewing contracts, squeezing in a car wash between appointments, and making sure our clients are winning the best deal on their next home.

Every day is different, but the one thing that remains the same, is the people I’m doing it for - my family 🤍
And my commitment to being an agent who cares about a lot more than just the transaction!

Being a realtor isn’t just showing homes and dropping keys. It’s a lot of problem-solving, tough conversations, deep research, and care. Then I come home, wipe it all off, make dinner and sneak away to my sauna for some self-care time.

Or at least try to. 😅

📍 D20: North side. Most requested. Accredited with Distinction.
📍 D12: Southwest. Ranked #1 in the state.
📍 D38: Monument. Smaller, highly rated, quieter pace.
📍 D49: East side/Falcon. Fastest growing, lots of new construction.
📍 D11: Central/west/downtown. Varies by school.

Colorado also has open enrollment, so boundaries aren't always final.

Outdated advice you need to stop believing if you want to buy a home in Colorado Springs in this market 👇

"Wait until the market crashes." I hear this constantly. But Colorado Springs didn't see the kind of correction other cities did.

Waiting for a crash that may never come could mean watching prices climb while you sit on the sidelines.

"Just buy the cheapest house in the best neighborhood." Some of those cheaper homes come with problems that cost way more than the savings.

I've talked buyers out of "deals" that would have been nightmares 6 months in.

"You don't need a local agent, just use the internet." You can find listings online, sure. But you can't feel a neighborhood from a screen. You can't know that a school zone boundary shifted or that a builder cuts corners. That takes someone who lives here.

"Buy now and refinance later." This isn't always wrong, but your comfort with your monthly payment matters more than a strategy that assumes rates will drop on your timeline.

I'd rather help you make a move that fits your life than push you into something based on recycled advice that doesn't always apply!

These are the things I tell almost everyoneI work with, and honestly most of them come from my own experience moving here with my kids back in 2015!

Colorado Springs rewards you when you do a little homework upfront.

The right neighborhood, the right school district, knowing where your grocery store and pediatrician are before you unpack, those small things make the transition so much smoother.

And the stuff you don't think about? Like picking a south facing home and realizing your energy bill in summer is brutal. Or not having a backup jacket in February when the weather changes three times in one day. You'll learn, but it's nice to skip some of the trial and error 🤭

When we moved here in 2015 with two kids, I thought I had done all the research. I hadn't 😅

School districts don't work how you'd expect. The weather will fool you. Neighborhoods ten minutes apart feel like completely different cities. And community doesn't just happen when you have no family nearby. You have to build it intentionally.

That last one is something I still help clients with long after closing.
