"- Foreclosures are rising in Indiana and across the U.S., but Indianaโs foreclosure rate has only climbed back to pre-pandemic (2018-2019) levels.
- Indiana uses a judicial foreclosure process that leads to higher foreclosure totals as court backlogs accumulate more open filings.
Indiana is one of the most affordable states in the nation for homeownership: Recent homebuyers will spend about 32% of their household income on their monthly mortgage payment (based on a median home price and income).
- This is above the accepted 30% affordability threshold, but well below the 41% of income required nationally; household incomes are lower in Indiana, but affordable home values help offset the difference (our three-month median sale price stands at $260,000 compared to nearly $400,000 nationwide as reported by NAR).
- Affordability helps Indiana achieve one of the nationโs highest homeownership rates; this also means more owners who are younger and earn below the state median income โ circumstances that increase the risk for financial distress.
- In Indiana, delinquency has risen faster for student loans, credit card debt and auto loans, while most mortgage debt is protected by comparatively low fixed rates: 99% of Indianaโs total mortgage debt is still current within ninety days.
- Homeownership is a cost-of-living advantage for Indiana; however, the stateโs lower household income leaves less margin for dealing with financial challenges, which can spill over into increased risk and higher rates of foreclosure.
