Requirements/Expectations to the Housing Agreement.
THIS IS NOT A LEASE. Its a Shared Housing Agreement.
In order to be eligible, you must be able to provide proof of income and a valid photo id. No credit check or background check. (Please be honest about convictions and felonies. It will not disqualify you). You must be willing to share the cleaning responsibilites of the shared areas such as living room, kitchen, and bathroom.
There is a $200 nonrefundable community fee. This fee contributes to the wear an tear of furniture/appliances, bedding, kitchen essentials, move out cleaning, etc. No drugs are allowed. Smoking is prohibited inside. Must be done outside. Overnight guests are limited to 1-2 nights weekly. This is not a lease agreement. It is a program agreement. It is a shared living housing program dedicated to providing safe, stable, and affordable housing for adults who are seeking a fresh start. You can leave the program at anytime with a 7 day notice. There are Locks on bedroom doors and security cameras at front and back doors for 24/7 security.
The monthly fee include: lights, water, garbage pickup, internet, and yard maintenance.
Fees can be paid biweekly or monthly. No grace period on biweekly payments. Monthly payments are due on the 1st and is late if not paid by the 4th. $100 fee for late payments.
Accepted forms of payments include: cashapp, zelle, venmo, applepay, cash and paypal.
Also, I would like to stress the importance of following rules. Such as respecting your roommate privacy, no loud noise/music or parties, absolutely no large crowds of people hanging out, etc. Its a nice and quiet neighborhood. Violations can cause your agreement to be terminated.
Cleanliness is very important also. Cleaning up behind yourself is a must.
